MEDINA —
After a brief public hearing Tuesday evening the Medina Planning Board unanimously approved a site plan for Tractor Supply Co. to move into the old Ames/Bells plaza on Maple Ridge Road, which has been dormant for more than a decade.
The plan was formally presented to the board last month and with the county planning board choosing not to review it, the village was free to move forward. At Tuesday’s meeting the village planning board issued a negative declaration on the State Environmental Quality Review, meaning the project will not impact the environment.
“They’re going to make a lot of improvements, most noticeably in the facade of the building,” said James Boglioli of Benderson Development Company, which owns the building.
Tractor Supply — reportedly the largest retail farm and ranch store in the nation — will transform about 21,000 square feet of the plaza and additional parking and display space.
Modifications to the building include repair and painting of the facade, changes to lighting, addition of a loading dock on the west side to service trucks, addition of an outdoor storage area, and demolishing more than 3,000 square feet in the rear of the building — which was added by Bells — and replacing it with new pavement. There are currently no plans to repave the rest of the parking lot.
A display area for tractors will encompass about 15,000 square feet on existing pavement at the southwest corner of the parking lot. The equipment will be secured by a black vinyl-coated chain-link fence.
“This is very exciting for us. We’ve been trying for a year and a half to bring Tractor Supply to this area,” said Boglioli. “We hope it will attract other businesses to the site. We hope to be back here a couple times.”
Planning board member Todd Bensley said he was concerned about the fenced-in display area being a potential eyesore, but said he didn’t wish to hold up the process.
“Obviously not having any business there is a bigger eyesore,” he said.
Construction at the site could start as early as this fall.
