Medina Journal-Register — ALBION — A proposed project that would place as many as 400 seasonal cottages in a new gated community on the county’s northeast corner cleared another hurdle Thursday.
The County Planning Board reviewed and then offered a recommendation for the Town of Kendall to approve the site plan review for and rezoning of 125 acres at the former Salvation Army campsite.
The Wegman Group intends for The Cottages at Troutburg waterfront development to welcome its first residents next year. Located on four parcels north of the Lake Ontario State Parkway and west of the Orleans-Monroe countyline, the property will function as a three-season cottage community.
The planning board questioned members of the Wegman Group about site plan specifics ranging from the interior roadways ability to handle emergency vehicles, how the business model will work — building owners would have 49-year leases for the land their cottages sit on — and the landscaping of the property.
They were satisfied with the explanations and advised the town to move forward with acception of the site plan review and rezoning the property as a waterfront planned development district.
Wegman Group owner Dave Wegman said he’s optimistic that work on the property can begin this winter, with the purchase of the property following the town’s final approval. Kendall will host a public hearing at 6 p.m. Monday at the Kendall High School. The board will meet to review the project at 7 p.m. Nov. 27.
“The approval process has gone well,” Dave Wegman said. “(Local governments) have been very good to work with.”
The planning board also voted Thursday to recommend the rezoning of three parcels within the Village of Medina.
The village-initiated proposals would change the Medina Central School District property on Bates Road to general business zoning; add the Acme Manufacturing Company property on Commercial Street to central business district; and change the zoning on a Brown Avenue property to multi-family residential.
They will now be taken up as the village’s Local Laws 3, 6 and 7 of 2012.
